Creating REINSW’s AI Board Advisor

In May 2024 the Real Estate Institute of New South Wales [REINSW] announced an Australian-first with the appointment of an AI bot as Advisor to the Board. Julian Moore worked with the REINSW to create Alice Ing who, with an IQ of 155, is now the world’s smartest Board Advisor. It’s a move which reinforced REINSW’s position as a leader in AI adoption but in a practical sense, it also unlocks real benefits for their Board, association, members and industry. Alice’s encyclopaedic knowledge of real estate provides an instantaneous and valuable contribution to the Board that is without (human) peer, bolstering REINSW’s capacity to advocate for the industry and influence policy changes that benefit consumers, agents and members.

What do you actually do?

I help organisations turn AI from a vague idea into practical results. Yes. A large proportion of my work is with organisations that are only just starting to explore AI, are unsure where to begin, or are concerned about risk, governance and reputation. We start from your current reality - your strategy, your people and your systems - and focus on a small number of sensible moves that make a difference now, rather than designing something that only works in an ideal future state.

What topics can you cover in a keynote or presentation?

My keynotes and presentations are designed to be practical, live demonstrations of what AI can actually do in your world. I do not use PowerPoint - instead I share my screen and show real tools in action, working with examples that are relevant to your sector and audience. That might include drafting and refining content, analysing documents, building simple agents on the spot, exploring how AI can improve member or customer experience, or rethinking workflows that everyone in the room recognises. Along the way I explain what is happening in plain language, link it back to your strategy and risk settings, and highlight what your organisation could realistically do in the next 12 months. The goal is for people to walk out having seen AI working in real time, with concrete ideas they can take back to their own teams.

What does in-house AI training for teams look like?

In-house AI training is practical and hands-on, using your real tasks, documents, processes and systems as the basis for learning. Rather than abstract examples, we work through the emails, reports, content, analysis and problems your people actually deal with, and I demonstrate how AI tools can be woven into existing workflows. The sessions are interactive, with guided exercises and clear guardrails around confidentiality, accuracy and responsible use, so participants leave with techniques they can apply immediately and a shared understanding of how to use AI safely and effectively.

Do we need a lot of existing data or sophisticated tech to get value from AI?

No. Most organisations I work with start by using AI to improve how they work with the tools and data they already have, rather than building entirely new systems. We usually focus first on a few high-friction processes where modest changes can create significant benefits, such as drafting, summarising, analysis or simple automation. If you do have well-structured data and mature systems, we can go further, but if not, we simply start with what is realistic now and build from there.

Do you only talk about AI, or do you help implement it?

I do both. For some clients the most important need is clarity and a shared understanding, which we address through keynotes, briefings or workshops. For others, the real value lies in rolling up sleeves and designing AI-enabled workflows, building and deploying custom tools or agents, and supporting teams as those tools are embedded into daily practice, and we shape the engagement accordingly.

How do you price your work?

Pricing depends on the format, duration and delivery mode of the engagement. Pricing varies depending on the duration of the session and whether it is delivered online or in person. Once I understand what you are aiming to achieve and the format that will suit best, I will provide a straightforward outline and quote so you know exactly what is involved.

How far ahead should we book?

For conferences, major events and key board dates, it is wise to book several months in advance to secure the time and allow for proper preparation. For online briefings and smaller workshops there is often more flexibility and I can sometimes accommodate requests sooner, but I deliberately limit the number of engagements I take on to maintain quality. If you have a specific date or window in mind, the best approach is to get in touch so we can explore what is possible.

Can you tailor content to our sector and audience?

Yes, tailoring is standard. Before any engagement I will ask about your organisation’s goals and pressures, the mix of roles that will be in the room, the current level of AI knowledge, and any sensitive topics or boundaries we should respect. That allows me to shape the content, examples and demonstrations so they are directly relevant to your sector and audience, and to pitch the level of detail in a way that meets people where they are.

How is a board or executive briefing different from a keynote?

A keynote is designed for a larger audience and focuses on inspiration, understanding and broad opportunity, whereas a board or executive briefing is smaller, highly interactive and directly tied to your strategy, risk settings and context. In a briefing we concentrate on decisions: where AI fits, what to prioritise, what to defer and what to stop doing. We work through your specific questions, explore realistic scenarios, and finish with a short list of practical options that your leadership can act on quickly.

What do you mean by “custom AI solutions and agents”?

Custom AI solutions and agents are tools designed specifically for your organisation to solve particular problems, rather than generic off-the-shelf tools. That might include a GPT-style assistant trained on your policies and documents to act as a Board Advisor or Policy Analyst, a chatbot to support members, customers or citizens, or workflow automations that handle tasks such as sponsorship outreach, compliance checks or reporting. It can also involve creative tools to produce video, audio, images or campaign content at scale, or data and analytics tools that turn raw information into dashboards and clear narratives for decision-makers, often prototyped in days rather than months.

How do you handle confidentiality, security and intellectual property?

I treat client information and context as confidential, and I encourage sensible guardrails from the outset. In formal projects, confidential information is used only for delivering your engagement, you own the outputs and deliverables created specifically for your organisation once fees are paid, and I retain ownership of the underlying tools, methodologies and frameworks so they can continue to evolve. We will also discuss which AI platforms are appropriate for your risk profile, how to avoid exposing sensitive information, and what internal policies or guidelines might be needed.

Are your engagements one-off or ongoing?

Both are possible, depending on what you need. Some clients engage me for a single, high-impact event such as a keynote, conference session or strategy day, while others extend that into follow-up workshops, solution design and implementation, or a regular advisory relationship. In ongoing work, I often act as a sounding board for the CEO or executive team, helping to keep AI projects aligned with strategy and to avoid common pitfalls as they roll out.

Do you work online, in person, or both?

I work both online and in person. Online sessions are ideal for global or geographically dispersed teams, shorter briefings and early-stage exploration, while in-person work is often best for conferences, strategy days, board meetings and deeper workshops. Many clients choose a blend, for example an in-person keynote or strategy day supported by online follow-up sessions to maintain momentum.

They should not be. My sessions are designed to be clear, engaging and jargon-light, using examples from your sector and context so ideas feel familiar rather than abstract. I focus on a manageable number of core concepts and tools that people can actually apply in their work, so the dominant feeling at the end is “I can do this” rather than “This is too much.”
